Best CMMS for power plants in India: IBM Maximo, SAP, Attune EAM, Fiix and AssetAI compared, with a compressor in a power plant.

Choosing a CMMS for a power plant is not the same as choosing one for a machine shop. A tripped feed pump can cost a unit its generation for the day, statutory inspections arrive whether you are ready or not, and half your critical assets sit in places where the phone shows no signal. The "best" CMMS is the one that fits the plant you actually run: a 600 MW station with an EAM team, a captive power plant inside a cement works, a solar portfolio or a chain of water pumping stations. Whether you call it power generation, energy or utilities, the questions below are the same.

This guide compares five options Indian power plants and utilities most often shortlist (IBM Maximo, SAP S/4HANA Asset Management, Attune EAM, Fiix and AssetAI) on the things that decide whether a CMMS gets used on the shop floor. Full disclosure: AssetAI is our product. We've tried to be fair to the others, including where they are the better choice.

Quick Comparison

  • IBM Maximo Application Suite: best for large generation and T&D companies with a dedicated EAM team. Rollout: months, via an implementation partner. Pricing: enterprise licensing (AppPoints). India fit: strong partner ecosystem, heavy for small sites.
  • SAP S/4HANA Asset Management (SAP PM): best for companies already running SAP for finance and procurement. Rollout: months, via an SAP partner. Pricing: enterprise, user-based. India fit: the natural choice where SAP is already the ERP.
  • Attune EAM by Octave (formerly HxGN EAM): best for mid-to-large asset-intensive operators. Rollout: weeks to months. Pricing: enterprise subscription. India fit: capable, with fewer Indian references than Maximo or SAP.
  • Fiix (Rockwell Automation): best for single-site teams that want a quick cloud CMMS. Rollout: days to weeks. Pricing: per user, published in US dollars. India fit: good product, English-first, per-user pricing.
  • AssetAI: best for Indian plants, captive power plants and utilities that want operators to report breakdowns. Rollout: days. Pricing: per plant in rupees, unlimited operators. India fit: built for Indian plants.

How We Compared Them

For power plants and utilities, seven questions separate a CMMS that gets used from one that becomes an expensive spreadsheet:

1. Can an operator report a breakdown in seconds, without a login? If reporting is harder than shouting, breakdowns go unrecorded, and every downtime number after that is wrong.
2. Does it work offline? Substations, pump houses and turbine basements often have no network.
3. Does it handle statutory inspections? Boiler inspections under the Boilers Act and IBR, electrical safety inspections of HT installations under the Central Electricity Authority regulations, and pressure-vessel examinations all need a recurring schedule and a certificate on record.
4. Does it track spares and AMC vendors? Most outage hours in Indian plants are spent waiting for a part or a vendor, not on the repair itself.
5. Does it connect to SCADA, a historian or your ERP? This matters for predictive maintenance at scale. It matters much less if your readings are still taken on rounds.
6. How is it priced? Per-user pricing quietly discourages you from giving operators access.
7. How long until it's live? A six-month implementation means six more months of paper logbooks.

1. IBM Maximo Application Suite

IBM Maximo is the benchmark enterprise asset management (EAM) platform for asset-intensive industries, and it is widely used by large power generators and transmission and distribution utilities worldwide.

Where it's strong

  • Deep EAM functionality: complex asset hierarchies, work management, materials, contracts and regulatory processes for very large asset bases.
  • Asset performance management modules (Monitor, Health and Predict) that use sensor and historian data for condition monitoring and failure prediction.
  • A large ecosystem of implementation partners in India.

What to plan for

  • Licensing is enterprise-grade (Maximo Application Suite uses AppPoints), and the total cost includes implementation partners, infrastructure and an internal admin team.
  • Rollouts are typically measured in months, and shop-floor adoption depends on how well the partner configures mobile workflows.

Choose Maximo if you are a large generation or T&D company with a reliability team, sensor data you want to use, and the budget and people to run an EAM programme.

2. SAP S/4HANA Asset Management (SAP PM)

SAP's enterprise asset management, still widely known as SAP PM (Plant Maintenance), runs maintenance inside the same system as finance, procurement, inventory and HR.

Where it's strong

  • One system of record. Maintenance orders, spare-part purchases, costs and approvals all flow through the ERP, which finance and audit teams like.
  • Mature notification and work-order processes, and asset-performance options for companies that want to add condition monitoring.
  • The natural choice if your company already runs SAP, as many large Indian utilities do.

What to plan for

  • SAP screens are built for planners and finance users. Operators and technicians on the shop floor often find them too slow for reporting a breakdown on the spot.
  • Changes and new reports usually go through an SAP partner, and per-user licensing makes it expensive to give every operator access.

Choose SAP if you already run SAP for finance and procurement and want maintenance cost to flow straight into the books. Many plants pair SAP with a lighter shop-floor tool (see "Can you run both?" below).

3. Attune EAM by Octave (formerly HxGN EAM)

Attune EAM, known for years as Infor EAM and then HxGN EAM, is an established EAM platform used across utilities, energy and public infrastructure.

Where it's strong: solid asset, work and materials management for mid-to-large operators, with a more modern interface than many legacy EAMs.

What to plan for: an enterprise implementation and subscription. Check how many Indian references and local partners are available for your segment.

Choose Attune EAM if you want enterprise EAM depth without standardising on IBM or SAP.

4. Fiix (Rockwell Automation)

Fiix is a cloud CMMS owned by Rockwell Automation, popular with single-site maintenance teams that want to get started quickly.

Where it's strong: fast setup, a clean interface for work orders and preventive maintenance, and a large library of integrations.

What to plan for: plans are priced per user in US dollars, so costs grow with every person you add, and the product is English-first. If operators are to report breakdowns themselves, check how many paid seats that requires. We've written a detailed AssetAI vs Fiix comparison.

Choose Fiix if you are a single site with a small, English-speaking maintenance team and per-user pricing works for you.

5. AssetAI

AssetAI is a CMMS built for Indian plants, including captive power plants, small and mid-size generation, substations and water utilities.

Where it's strong

  • Breakdown reporting by QR scan, with no login: any operator scans the code on the equipment, picks the problem and submits. See QR breakdown reporting.
  • Works offline: the mobile app records breakdowns in substations and basements and syncs when the network returns (offline mobile app).
  • WhatsApp alerts in ten languages, including Hindi, so technicians are alerted on the app they already use (WhatsApp and multi-language).
  • Statutory inspection schedules that store the regulation and certificate number and won't close a job until the inspection sign-off is recorded.
  • Spares and AMC vendors in the same system: spare parts with reorder levels and AMC management with expiry warnings.
  • Priced per plant in rupees: ₹12,000 per plant per month with unlimited operators (pricing), plus a 7-day free trial.

What it doesn't do (yet): AssetAI does not integrate with SCADA, DCS or historians; condition-based maintenance uses readings logged on rounds against a threshold. It has no permit-to-work workflow, no SAIDI/SAIFI grid-reliability metrics, and no side-by-side benchmarking dashboard across plants. If you need those today, Maximo or SAP is the better fit.

Choose AssetAI if you run a captive power plant, a single or multi-site generation or utility operation with tens to a few hundred critical assets, and your first problem is that breakdowns, inspections and spares aren't being recorded reliably.

Maximo vs SAP vs a Lightweight CMMS: Which Fits Your Plant?

  • Large generator or T&D company, sensor data available, EAM team in place: IBM Maximo, or SAP if SAP is already your ERP.
  • SAP already runs finance and procurement: SAP Asset Management, possibly with a shop-floor CMMS for breakdown reporting.
  • Captive power plant inside a steel, cement, sugar or paper mill: a lightweight CMMS like AssetAI. You need breakdowns, PMs, statutory inspections and spares recorded properly, not a six-month EAM project.
  • Solar and wind portfolios: see our guide to CMMS for renewable energy.
  • Still on Excel and paper: start with any CMMS that operators will actually use; here's why Excel isn't a CMMS.

Can You Run Both?

Yes, and many plants do. A common pattern is SAP (or another ERP) for finance, procurement and stores, with a shop-floor CMMS for breakdown reporting, PMs and inspections. The CMMS captures what happens on the floor in seconds; the ERP gets the cost and spares data it needs. AssetAI provides a read-only API and full data export for exactly this setup.

An India-Specific Checklist Before You Buy

  • Boiler, electrical-safety and pressure-vessel inspections scheduled with certificates on record
  • Operators can report without a login or a paid seat
  • Works offline in substations, pump houses and basements
  • Alerts in the languages your technicians speak, on WhatsApp
  • AMC and warranty expiry warnings for transformers, switchgear and DG sets
  • Rupee pricing with GST invoices, and an exit path (full data export)
  • An implementation timeline measured in weeks, not quarters

Build on the Right Standards

Whichever system you choose, structure your asset data so it lasts. ISO 55001 sets out the requirements for an asset management system; we explain it in plain language in our ISO 55001 guide. For rotating equipment like turbines, compressors and pumps, ISO 14224 shows how to record failure data so that reliability analysis is possible later.

Frequently Asked Questions

Is IBM Maximo good for power plants?

Yes, for large generation and transmission companies. IBM Maximo Application Suite is a leading enterprise asset management platform with asset performance modules that use sensor data. It suits organisations with an EAM team, sensor or historian data and the budget for a partner-led implementation. Smaller sites and captive power plants often find it heavier than they need.

Is SAP PM a CMMS?

SAP PM (now part of SAP S/4HANA Asset Management) is the maintenance module of an ERP rather than a standalone CMMS. It handles maintenance notifications and orders inside the same system as finance, procurement and inventory, which is its main strength for companies already on SAP.

Which CMMS is best for a captive power plant?

Captive power plants inside steel, cement, sugar or paper mills usually need breakdowns, preventive maintenance, statutory inspections and spares recorded reliably, quickly and at a sensible cost. A lightweight CMMS that operators can use without a login, that works offline and that is priced per plant usually fits better than an enterprise EAM project.

Can we use SAP and a CMMS together?

Yes. A common pattern is SAP for finance, procurement and stores, with a shop-floor CMMS for breakdown reporting, preventive maintenance and inspections. AssetAI provides a read-only API and full data export so maintenance data can flow into SAP or BI tools.

How much does a CMMS cost for a power plant in India?

Enterprise platforms such as IBM Maximo and SAP are licensed per user or through enterprise agreements, plus implementation partner costs. Cloud CMMS tools are usually priced per user per month. AssetAI is priced per plant: Rs 12,000 per plant per month with unlimited operators, with a 7-day free trial.
